    California Section 8 For Landlords

    Property owners interested in housing Section 8 tenants can apply to be added to the PHAs database. Landlords will need to reach out to their local housing authority to complete an application. The application will include contact information as well as details about the property.

    Properties will have to pass a health and safety inspection prior to being added to the database.

    Housing Choice Voucher Program

    The Housing Choice Voucher Program, formerly known as Section 8, helps families pay their rent. The need for rent subsidies is great, and our supply is limited. Families are placed on the waiting list based on the date and time of application. Learn more in the Housing Choice Voucher Program Participant Guide.

    The DHCD waiting lists the following Project-Based Voucher programs are open:

    • Lyon Homes 1 one-, two- and three-bedrooms
    • Lyon Homes 2 two- and three-bedroom accessible units
    • Lyon Homes 3 two-bedroom accessible units Waiting list will close effective December 31, 2021
    • Prospect Place single-person unit Waiting list will close effective December 31, 2021

    If you are interested in being placed on the waiting lists for these programs, you may access the Applicant Portal to complete an online waiting list application.

    The DHCD waiting lists for the Housing Choice Voucher Program and the Project-Based Voucher Program for Dunfield Townhomes are closed effective July 15, 2018, and will remain closed. DHCD will not be accepting any preliminary applications for these programs until further notice.

    Families with the earliest date and time of application are served first. When families are selected from the waiting list and determined eligible, they receive a Housing Choice Voucher Program rental subsidy.

    How Does The Section 8 Waiting List Work How To Get On The Section 8 Waiting List

    The need for housing assistance is greater than the number of vouchers available long waiting times are common. Some PHAs only accept Section 8 voucher applications during designated time periods. When a PHA has more applicants than it can assist in the near future, it may close its waiting list. If your local PHA has a long or closed waiting list, you can apply for vouchers through multiple PHAs. Your PHA can provide a list of locations where your voucher can be used.

    If your family is eligible, you will be placed on a waiting list, or, in some rare cases, you will be assisted immediately. When your name is reached on the waiting list, your PHA will contact you about receiving a housing voucher.

    Local criteria may be set by your PHA for choosing families from its waiting list. Some examples include families who are:

    • Paying rent totaling over 50% of family income
    • Involuntarily displaced

    Families who qualify under local preferences move ahead of other families on the list. PHAs have the authority to determine selection preferences that address community priorities and housing needs.

    Generally, a family must pay 30% of its income or, at least, $50 for rent and utilities, whichever is higher. The voucher covers the remaining costs, up to a cap, known as a payment standard, set by your PHA.

    How To Apply For Maine Section 8

    Maine Section 8 Housing Choice Voucher Program is for low-income families, elderly, and disabled so that they can get affordable, safe, and sanitary housing with the help of financial assistance provided through this program.

    Income eligible tenants, who receive Section 8 grant, will be able to afford better housing since they will get financial help. However, rental assistance available through Section 8 is a partial assistance and only pays a portion of rent and not the entire amount. Households will need to pay up to 40% of their household income for rent and utilities. The program will cover the rent thats above 40% of household income. Some households may only have to pay up to 30% of their total household income to cover the amount of rent left after Section 8 rental subsidy paid to the landlord.

    Section 8 is a federally funded program. The U.S Department of Housing and Urban Development provides necessary funds for the program while local Public Housing Agencies administer the program at the local level to ensure that people with extremely low income can get affordable housing.

    In order to use Section 8 Housing Choice Voucher, you will need to find a suitable housing where the landlord is willing to rent it to you under Section 8. If the landlord asks for security deposit before signing a lease contract , you will need to provide it. Section 8 wont help with such security deposits.

    The Housing Choice Voucher Program allows families to move without a lapse in their voucher assistance. However, the family must notify the PHA ahead of time. The family is also responsible for ending its existing lease within the terms of the lease agreement and finding housing that meets HQS wherever they move.

    New voucher recipients can pick housing anywhere in the U.S. as long as the family lived within the service area of the PHA who issued the voucher when they first applied for vouchers. If a family did not live within the service area of the PHA they applied with at the time of application, they must lease a home in that service area for at least one-year while receiving voucher assistance.
